5 Multifamily Insights You Need to Know Going Into Q4

As we head into Q4, there’s a lot to look forward to across the multifamily industry. Across the country, new ideas and technologies are helping us work smarter, understand residents better, and think differently about what makes a community thrive. We love keeping up with the research, but even more than the numbers, we love what they can teach us about the people we serve.

As we listen to our clients, spend time with onsite teams, and stay connected to conversations across the multifamily industry, a few themes keep rising to the surface. We’re learning right alongside you, and we are excited to grow together.

As you plan for a successful close to 2026, read along to see 5 trends we're paying attention to as we head into Q4!

1. Relationship Before Renewal

Resident retention has become an increasingly important conversation in 2026. According to Zego's 2026 Resident Experience Management Report, average resident retention has fallen from 60% in 2024 to 57%, while turnover costs operators roughly $4,000 per unit.

There could be a million factors resulting in a resident move-out. That's why we're thinking more about what happens before a renewal notice ever hits someone's inbox. Do residents feel heard? Do we know how their experience is actually going? Is there an opportunity to solve a problem before they've already decided to leave?

As the holidays are approaching, it is critical to invest in the resident's experience and find out what's going on in their lives so you aren't caught by surprise. We know retention doesn't begin at renewal; it begins with the resident's experience.

Relationship is the best way to receive authentic renewal predictions. As you build trust with your residents, those small conversations can tell us so much more than a renewal prediction could.

2. Keep the Human Side of Centralization

Technology and the increasing popularity of AI continue to give multifamily teams some pretty incredible tools. NAA recently highlighted research showing that 87% of multifamily professionals surveyed plan to increase centralization over the next 12 months, but another number caught our attention: 85% said they worry centralization could erode the personal touch residents value.

For an industry built around people and their homes, that's an interesting balance. How do we take advantage of AI, automation, and centralized operations without making home feel impersonal?

As an onsite team member heading into Q4, partnering with prop-tech innovation could mean pausing to ask yourself, "What are a few things I can outsource to AI so that I can have my valuable time back?" Maybe AI helps you organize your schedule, work through a budget, or prepare for a meeting. If it gives you 30 minutes back to walk the property, talk to a resident, or check in with your team, that's a win.

Centralize the process. Keep the experience personal.

Apartment Life's clients enjoy the added benefit of having a caring person available onsite, providing the service residents still crave.

3. Community Building is a Growing Conversation

We love seeing one of our favorite words show up more often in multifamily conversations: community.

In NAA's 2026 Spring Leasing Preview, Angie Atkins, Senior VP of Community Management at Thompson Thrift, states, “More than ever, residents want to feel part of a community.”  She pointed to a greater focus on resident engagement, events, and shared spaces that give opportunities to connect.

At Apartment Life, we've spent years talking about the Friendship Factor because we've seen what happens when residents go from simply sharing an address to actually knowing one another. An apartment begins to feel more like home, and that sense of belonging can influence engagement, satisfaction, and ultimately the desire to stay.

Ask yourself: How will you leverage community events to engage with your residents to build a sense of community during the holiday season?

Apartments with a thriving community are good for people... and good for business.

4. Online Reputation is Entering a New Era

Here's a big change worth knowing about as you head into Q4: online reputation is now more than stars.

For the first time, ORA is looking beyond star ratings and factoring the actual content of resident reviews into a property's score. In 2026, J Turner Research made a major change to the ORA Score: now what residents actually say in their reviews is factored into a property's score alongside its ratings.

As J Turner Research put it, “A property’s reputation is no longer simply its average score.”

The new ORA model now evaluates ratings alongside review content, including feedback across areas such as maintenance, communication, cleanliness, and security. The story your residents tell about living at your community now matters.

According to J Turner Research, an independent RealPage analysis found the enhanced ORA Score to be 2.38 times more predictive of a property's revenue performance relative to its direct competitors than the previous model.

As you head into the end of the year, consider more personal ways you can engage with your residents to hear the story they are telling about their experience.

Online reputation is now less about stars, and more about stories.

5. Resident Services Are Becoming A Performance Strategy

One of the most encouraging pieces of multifamily research this year is coming out of affordable housing, and we think it's worth celebrating.

New 2026 research spearheaded by Stewards of Affordable Housing for the Future and conducted by Abt Global took a closer look at a question that can be difficult to put a number on: Does investing in resident services also support the financial health of the property?

The results are worth paying attention to. The study found that affordable housing properties with resident services generated 26% higher NOI, or nearly $1,200 more per unit annually, than comparable properties without resident services. For every $100 per unit invested in resident services, the research found $259 in additional NOI and nearly $400 in additional revenue the following year.

And there's more coming in Q1! CORES 2.0 is set to launch in January 2027, bringing an updated standard for quality resident services coordination and building on areas like staffing, partnerships, programming, data, and resident outcomes. (Note: Apartment Life is CORES Certified.)

These are exciting numbers, but what we love most is the story behind them. Resident services can mean helping someone remain stably housed, connecting a family with groceries, creating opportunities for financial education, supporting health, or simply helping neighbors feel more connected to the place they call home.

We love seeing the industry continue to recognize something we believe: caring for people and caring for property performance don't have to be two separate goals.

Investing in residents may be one way we invest in the health of the property itself.

The Best Way to End the Year

There’s a lot to be encouraged by as we look ahead! The multifamily industry is becoming more efficient, more connected, and more innovative, but through each of these trends, one thing remains clear: the resident experience is still at the heart of it all.

That’s something we care deeply about here at Apartment Life. As our industry continues to grow and change, we’re grateful to keep listening, learning, and finding new ways to care for residents and strengthen communities alongside you.

We’re excited for what’s ahead and thankful to have our multifamily partners at the table with us.
